The Keystone Hudson Capital team brings a combined background in construction, property management, and entrepreneurial business building. We don't manage from a distance. We've been on job sites, managed contractors, dealt with tenants, and closed deals with our own capital at risk. All three principals have invested $1 million of personal capital into this fund alongside our LPs.
Joe is a serial entrepreneur whose 15-year track record spans six companies, including Stone Roots Inc. — one of the leading highwall partition companies in the United States — where he served as both CEO and CFO. His background in finance, sales, and project management, combined with over 10 years of East Coast real estate investing through his holding company J&B Real Estate Partners LLC, positions him as the fund's lead on acquisitions, underwriting, and LP relationships.
J&B Real Estate holds four properties across Pennsylvania, New Jersey, and Florida — acquired between 2018 and 2021 — with a blended unrealized gain on invested capital across the portfolio.
Phil brings 22 years of construction industry experience across a general contractor, a custom home builder, and Stone Roots Inc., where he has led project execution, client relationships, and manpower management in the New York metro market for over a decade. Since 2016, Phil has co-managed Joe Chiara's J&B Real Estate portfolio — coordinating tenant management, maintenance, and vendor relationships across East Coast properties.
In Spring 2025, Phil began building his own portfolio through CW Homes LLC, closing five consecutive acquisitions in Central Pennsylvania through a direct working relationship with a regional broker — all recorded in Cumberland County deed records.
Ivan is a Project Manager at Stone Roots Inc., where he coordinates construction scopes, vendor relationships, and project delivery across the New York metro market. Based in Staten Island and embedded in the New York metro construction ecosystem, Ivan holds an investment property in Northern New Jersey and contributes directly to the fund's renovation oversight and deal execution across the Northern NJ corridor.

All three principals built their working relationship inside the same operating ecosystem at Stone Roots Inc. — developing the professional trust, operational alignment, and complementary skill sets that now underpin Keystone Hudson Capital's shared-responsibility management model. No single partner holds exclusive deal relationships or operational knowledge that cannot be continued by the remaining team. This isn't a one-person show with support staff. It's three operators who have worked together for years, each capable of running the fund independently.
